You'll have to use hard money if you need to close that quickly, which begs the question of why it needs to close in 3 weeks?

Think that, no, I KNOW that a hard money deal, is the only way you are going to make this in 21 days, even if you have a COMPLETE commercial package.

TOO SMALL to get anyone's attention. I have closed dozens of commercial loans when I worked. Typically, and this were in the days of much less regulation, Commercial takes 6-10 WEEKS to close. Your deal is TINY and you need to close immediately.

Pay the freight, go Hard Money. Or, get used to the idea that you are unable to take care of this Borrower, and give it to someone that has a controlled Lender and can do this, in 21 days.

That person, is not you.

Once again we see a post with an urgent financing request that needs to close fast....but that doesn't bother to give any details on the actual property type. Note....it does make a difference what type of commercial property this is, and what the intended use is. Give yourself a chance by adding some information.

As Adelphos stated above, additional information is needed.

Commercial property types I can consider:
Multi-family (5+ units)
Mixed Use
Office
Retail (case by case basis)
Self storage
Light Industrial
Warehouse

Commercial property types I won't consider:
Land, development deals, ground up construction, church, hosptial, casino, heavy industrial, hospitality, bar/nighclub, and other speciality properties.

If the asset class passes the first test, please send me an e-mail with with the initial loan package:
- Exec Summary
- 1003 or Personal Financial Statement
- Credit
- Copy of executed purchase agreement
- Rent Roll
