6-unit Purchase -Southern CA

Need some pointers for finding a funding source for this plz.

Property is in Southern CA but population count is approx 45,000 - some of the usual multifamily lenders are insisting o 100,000+ population.

6-units, cashflows well.

Purchase price $350,000 - so i'm running into 'no' from a lot of sources that want $500k minimum.

Buyer has 800+ FICO
good reserves.
has history of owning 1-4 residential

Plz point me in the right direction
