I know you're getting lots of replies but we specialize in that "story" loan and... YES the scenario IS allowed.
FHA requires a "manual downgrade" i.e. you will not get an approved/eligible out of DU. However, this is one case where we do allow the manual underwriting.
FHA requires that they show they have been in repayment at least 12-months and have made all payments on time.
If the bk is not discharged, you must get approval from the bk court.
You cannot exceed FHA ratio guidelines (however, the scenario below shows a 20/20 ratio which is fine.)

Tell your borrowers to get 3 tradlines it is very easy. Go to Macys or Kohls. The hits on no tradlines is huge like 2-3 points it is better to get 3 $100 limit credit cards
