call me can get this done WITH 100% financing.Can be done via ´conduit´ loans, hedge funds, as well as a few hard money lenders. Dont let others that havent researched or are just plain ignorant ot the thought that there arent any 100% commercial financing available.

Interesting post.

Can you advise us which commercial deals you´ve done in the last 90 days at 100% without seller carry; and/or, cross collateralization?

Better still: Inquiring minds want to know....Which hedge funds out there give you 100% hard money commercial without an equity participation?

Your statement about 100% hard money is also difficult to understand. Virtually all hard money lenders, in commercial, max out at 60% to 65%...and they want their own appraisal.

If you can prove what you say, you´ll be a millionaire in the next 6 months with the deals I can send to you for 100% funding.

I agree with Bruno - I live, breathe and survive excusively on commercial loans day in and out. 90% LTV is a rare find, 95% CLTV seller carry back is out there and pricey. Tell me who does 100% LTV commercial loans and I´ll guaranty one of two things: They will be the biggest thing since sliced bread and/or be out of business within a year.

Listen to Bruno...he knows what he is talking about. However, if you want to hold out hope that some lender is stupid enough to take on all of the risk without any buffer and without you having any skin in the game, send the file...but don´t give any advance fees that surely won´t be refunded by these imaginary lenders.

Even with seller financing your still required to come in with 10%. And that is aggressive. We do a lot of SBA loans, even with MD's they are still required to bring in cash.
