I am interested in purchasing my first home, however my credit median score is 570. I´ve been told that due to the tighter restrictions on lending I would not qualify for a 100% financing and I should work on rebuilding my credit first. I have been researching different types of financing options and am curious to know if my situation is truely hopeless or if there are lenders willing to work with me. I realize I may have a higher interest rate with a subprime loan, but would be interested in possibly trying to qualify for a 10YR IOL 30YR FIXED or something similar to keep my rates attainable.

Please let me know if any has any suggestions for my situation.

I am a mortgage broker in Tampa Florida. As of late I am in need of a hard money wholesaler who lend on purchases for investment properties. The average purchase price will be around 115,000. The buyers are well qualified with most of them having both provable jobs and assetts. Also, their FICO´s are in the high sixes. Please let me know if this is something that you can do and how high of an LTV you can do on purchases.

Here is our situation. In 2003 we had a hardship. We fell into default and got right back up on our feet. We filed BK 13 to get our second chance. Our mortgage company however still sold our house in foreclosure We had to hire a lawyer to reverse the sale and strike the deed. That gook over 13 months going back and forth to court.

When it was all reversed, but it was also put back in foreclosure. We were in a modification to bring everything back to current and start over and stop the foreclosure. Days before the sale our mortgage company just stopped communicating with us and sold it last January. We have fought hard for this because we just feel we were not treated in a proper way. Within the last 3 weeks I have contacted HUD and today they gave us a official payoff amount to BUY back the home. However, with our credit we can not get a traditional loan at the value we need. We are looking for 77% of loan value by January 14th.. We have been approved for a loan but only 65% I am looking for a hard money lender that will give us a chance to get back our life. My husband mad 55,000 this year and we need 177,000 to stay in our home. We have 3 children and have no where to go. If I would have known this was going to be a losing battle I would have walked away a long time ago. I have a Appraisal that I could send to you to prove our home is worth 230,000

We want to stay in our home. My children have seen me cry for the last few months. My kids are 7,5 & 3 and really don’t understand what’s going on but I am doing everything I can to stay here.

We need help fast,

My wife and I built two successful businesses. we built our dream home 4 years ago. We had a bank officer and our office manager steal over $3 million from us. At the same time, our banker put fraudulant second deeds of trust on our commercial and residential properties tying up all of the equity.

It has been 2 1/2 long years but we finally sold our commercial building in order to get the residential second deed removed. Since then, we have lost over $6 million in business due to no cash flow. For the last 6 months, we have been working to get a second on our house for around $400k. Our apraisal came in at $2.5 million and our first is only $1.2 million.

We had a company for the last 10 weeks promise closing dates, and then not fullfil them, ask us if we can close in 2 days and then not follow through, and outright lie to us. He has strung us out for so long that we are in a position that we have to find someone fast. Now we find out that the deals that were supposed to be in place had never existed.

Is there anyone that can help?

Like any situation, there are always more details which I will be happy to pass on to anyone with the remotest possibility of helping. Totally upfront - what you will see is what you get with this Christian Family. Bottom line situation is as follows:

Own a small startup equestrian business (08/2007) in Florida. Growing fairly quickly got to positive cashflow and capacity - helping other families along the way. This, until we found the owner of the property was not making his mortgage payments. People have been leaving with news of foreclosure, etc.

1. Need to find a new place to get to, soon.
2. Do not have equity or cash reserves
3. We have identified a huge opportunity in the middle of Ocala Horse country which would easily work and turn profitable quickly

I am a small investor in Iowa. No late payments ever. Never. I am attempting to purchase a condo in Sunny isles Beach Fllorida that requires some work in the kitchen. The ARV will be at $120K in todays distressed market. I can purchse this and complete repairs for about $90K.

We have second mortgage of 55k with private lender(balloon-interest only at 3%)which is coming for term 4/1/2010. Lender does not want to refi-just wants his money. Our 1st mortgage is up to date, paid on time & at 5%. 1st mortgage balance is 128k & house appraised at about 330k. Our credit score is low about mid 500's. Tried to refi first and/or second mortgage, & equity loans with several lenders and were declined due to low scores and it being with a private lender on second mortgage!!!

This borrower is one of thousands out there with no experience looking to walk into deal with ZERO down. My fund offered to lend him $12.375 mil on his $15 mil deal and he never accepted. The offer was made the day before the funds had to be wired. The "borrower" was looking to close a deal that he felt was 60% of the BPO value, needed 100% funding, couldnt even pay closing costs out of pocket, and wasnt happy when the fund told him the deal wasnt worth as much as he was paying for it. I dont know about everyone else, but what lender after a BPO internal review makes a written offer like there doing themselves a favor lending him the money, but rather a phone call or email to let them know the value just isnt there?? There is email proof of conversations back and forth. This thread has been copied and sent to his lawyer (brother) and my attorney has been copied on this thread as well and there will be liable suit filed against him this week in Nassau County Courts. If you are looking to get a hard money deal done, I can refer you to speak with many borrowers and mortgage brokers I have closed deals for in the last several months and let their word speak for themselves.

I have a house under contract that is worth between 275,000 to 285,000 that I am going to buy. Have a private investor that is starting to play games. No time for games, just facts! I live in in the Tampa Bay, FL area, looking for a high loan to value equity loan. I can't seem to get ANYONE to return calls for information we would like a 125% loan a home we just closed on for $570,000. Over 700 credit score with over $220,000 documented income.
We need to lower our monthly bills for the next few years, understand the rates will be higher, no higher than what the credit card companies have been needlessly charging.

I own a home in Deltona, Fl. valued at $70,000

I purchased it less than a year ago and took out a $40,000 mortgage for one year, interest only. I was going to sell the home, but decided to stay in it. I was looking for a 15 year fixed mortgage for $60,000 at 6%.

My mother pasted away leaving me the house with a loan on it and I had to get a loan to cover that one so I had to do hard money because my score was a 500. I have a law firm rebuilding my credit which will take about a year they said. In meantime I was put into hospital on a unfortunate acicedent.while I was there for a month I missed a payment as soon as I got out I sent the payment with late fee and they sent it back. Rhen I sent 2 pmts and they sent tbat back. They have sent me a letter that on october 1, 2011 they will start foreclosure unless I pay them in full 156k. I found out that they want my house because it is so spectacular and I just spent a yr remodeling it to perfection. Even though my accessed value is currently 305k I have not had new county accessor out to update since 1998. So I am guessing it is worth at least 350k with all the up grades and that is conservitive. Now I need a new loan to complete my process. I want a LTV of 70% to get cash out of 50K to 100K out to do a little more upgrades to property and sub-divide another piece of land only to sell and be debt free. This will pay off all loans. I want a two year contract to give cushion but should be done in 12 months. My home is 2800sq 4bed 3bath inground pool on private hilltop with 360 degree view. Can someone help me right away? I dont want to loose everything and I have been completly honest in hopes some one will help me. Please there has to be someone willing to take a chance. I live in Central Florida.. Eustis and am currently leasing my home. It is goin to be goin on the market soon and i want to buy it. Its almost 6 acres on a paved county road..the home is immaculate. Built in 1978 2 bedrm/2bath..central heat and air.. fireplace..completely fenced also has a home built in 1920 on the property that i want to eventually renovate and use as a rental for income.

We are offering $155,000.00 for it which is about $50,000 less than what he paid for it on 8 acres (he's keeping 2 for entrance to 60 ajoining acres he owns)

My wife and I moved down here from NY in August 2011. My wife is retired from NYPD and I receive SSDI. Combined we take in around $8,000 a month, all tax free. The problem is I got sick 2 years ago, couldn't work we just fell behind and were forced to declare Chapter 7. We have a discharged bankruptcy as of November 2011. I am looking for a hard money lender with single digit interest rate for the purchase and renovation of a historic 100 year old home in a town just about 18 miles north of Destin, FL. Perfect retirement and vacation home for our family and for grandkids to visit.

It will be a vacation home at purchase and than it will be a primary home after retirement in approximately 2 years.

5 bdrm / 3 bath Classic Victorian on 2 acres, current foreclosure bank owned. A steal at 30k if I can get the bank to take the offer, their minimum bid presently is 55k. Even at 55 with some work and TLC I think can estimate value after completion of about 250 to 280k.

Problem, we are self employed residential remodelers in the Metro Atlanta area with fair credit (mid 600 score), former BK Chapter 7 discharged in Oct 09 (medical issues due to fall from a roof). Medical issues are resolved, back to good business, been S/E contractor for over 40 years with established business and now have SSI and disability income of 2800 guaranteed per month. Spouse not presently working, but has 17 years experience in mortgage lending, so no problem with job opportunities once moved to Fl to increase income if needed.

Problem, current home in Metro Atlanta causes excessive DTI for conventional lending and have only 10 to 15k for downpayment.. won't qualify for 203k or reno loans going conventional. Current home is negative equity, so the plan is to short sale, rent or lease to own to private buyer upon completion of Fl home. This Metro Atl home is in very desirable Alpharetta location close to downtown, so no problems with getting rid of this debt once Fl home is completed, value is increasing every day with comparable homes listed at 350 to 400k. Current mtg bal is 352. We may be able to sell for small profit in a couple of years.

Have under 5k in revolving debt, 40k in installment (autos) with 5 years left to pay. So, after 3 to 5 years expect to be debt free with exception of Fl home.
About 15k currently in spouse 401k for reserve requirement if any.

Need 175,000 to 195,000 to purchase and remodel home back to glory.

Need long term financing, no short hard money with short terms - no can do. Willing to pay fees out of loan funds up to 3 to 4%.

Need answers quickly, don't want to lose out on the opportunity of owning this neglected Victorian lady who is in dire need of a remodel and a good owner. She is suffering due to severe neglect and lender has not protected their collateral during foreclosure time. We are probably this home's last chance, too much more damage and it will be lost forever. After surviving 100 years that would be an absolute shame to see.

Good Evening all,

I am located in Southern Utah and looking for a Loan between $50,000 and $85,000. The loan will be used to purchase a 2005 Manufactured home and to Fix it up. The home sits on 2.48 acres in Kanab Utah and will be owner Occupied. Current as is value is around $100,000 After repair value would be around $135,000.

Due to a home I already own and less then perfect credit I do not qualify for conventional loans.

Can anyone give me and tips or help with this purchase?

I am searching for an owner occupied secured home equity loan. I am in the state of Massachusetts, I have no current mortgage. I can provide all documents to pay back. Also I only needed 30$ out of a home thats worth 170$.
My credit isn't the greatest which us why I am having a hard time.
There MUST be something out there for people who there ONLY fault is that they live IN there home, and Its paid off....Please reply if you can help
